How Plaster Actually Works

A Layered System, Not One Coat

A flat wall is the sum of four engineered layers. Skip one or rush one and you see it forever - in raking morning sunlight on a Jumeirah villa wall, or under the directional downlights of a JLT apartment ceiling. We respect every layer.

Substrate preparation
Loose material removed, surface dampened (key for sand-cement bond in UAE heat), bonding agent applied to smooth concrete, mesh tape over plasterboard joints and cement-board seams.
Base coat (sand-cement)
Cementitious base coat applied to thickness - typically 12-18mm for block walls - ruled flat with straight-edge, scratched for adhesion. This layer carries the load and creates flatness.
Finish coat (gypsum or lime)
5-8mm finish coat pulled over the base. Gypsum for interior smooth finish; lime for breathability and softer aesthetic; cementitious for wet areas. Worked while green for closed pores.
Skim coat (final 1-3mm)
A thin top skim trowelled and feathered to eliminate any remaining trowel marks, fill micro-pores, and produce a uniformly absorbent surface ready for primer.

Most plaster cracks in UAE villas are not random - they tell a story. Settling, thermal movement between block and concrete, AC condensation behind the wall, leaks from above. We diagnose the cause first, then repair so the crack stays gone. Many recurring cracks trace back to block work and masonry in Dubai that has moved or was poorly bedded behind the plaster.

Plaster cracks in Dubai are predictable. Inside, air-conditioned rooms run at 21°C while the wall behind them sees a 50°C summer exterior - that thermal sandwich drives micro-cracking along edges and around fixtures. On coastal villas in Palm Jumeirah and JBR, salt air pulls efflorescence (white crystalline blooms) through exterior render within 3-5 years if the wrong cement-render mix was used. We spec to those failure modes: mesh-reinforced base coats over block, premium polymer-modified renders on coastal exteriors, and proper humidity-controlled drying times before paint.

Typical plaster crack repair (single room, mesh-and-skim) starts from AED 1,200–2,500. Full-villa exterior re-render with primer-ready finish ranges AED 18,000–45,000+ depending on size and substrate condition.

Plaster Work Questions

It depends on what the cracks are telling us, and we work that out on the site visit before recommending either path. Pre-2000 villas in Satwa, Jumeirah, and Mirdif typically sit on hollow-block walls with original sand-cement plaster that's now 25-40 years old - many have reached the end of their lifecycle, where the bond to the block has fatigued from decades of thermal cycling and the plaster itself has lost flexibility. We assess each crack on inspection: hairline cracks on otherwise sound plaster are a skim-only job; pattern cracking across a whole wall means the plaster system is failing and we mesh-and-replaster that wall; damp-driven cracks (paired with staining or salt bloom) mean we source the leak first before any plaster work begins. In our experience, once a villa is on its third or fourth round of patch repairs in five years, a full-villa replaster is more cost-effective than continuing to chase symptoms - and gives you a clean substrate for the next paint cycle to actually hold.
For a standard sand-cement base coat with gypsum finish, allow 5-7 days drying before primer in UAE indoor conditions - longer for thick build-ups, ceilings, or exterior render where ambient humidity slows curing. Painting too early traps moisture, which causes blistering, salt bloom, and patchy sheen. We hand over with a clear paint-ready date in your quote, not a guess. For lime finishes the drying window is longer (10-14 days) because the carbonation reaction needs time.
Yes - this is one of the more common requests for villa repair work. We take a profile gauge against an undamaged section, replicate the profile from a custom-cut blade, and run new cornicing on site that matches the existing length-by-length. For ornate site-cast work where a long-lost profile cannot be matched, we can also remove the original section, take a silicone mould, and cast replacement runs. The new and old work meet cleanly - no visible joint.
The four big causes in UAE villas are: substrate movement (block expanding and contracting against concrete in heat), shrinkage of the plaster itself when applied too thick or dried too fast, damp from leaks behind the wall, and mechanical stress from doors, AC ducts, or service penetrations. We prevent cracks by: applying base coats to the right thickness in two passes if needed, embedding scrim or mesh at every joint and substrate change, dampening substrates before application in summer, installing movement joints at block-concrete junctions, and curing plaster slowly under shade. Most repeat-crack jobs we see are from someone skipping at least one of those steps.
Yes - Arabic juss (also called jiss) is decorative plaster relief with deep cultural roots in the UAE, used traditionally for Majlis ceilings, reception room feature walls, and arch surrounds. We work with plasterers who do geometric patterns (the classic interlocking star and polygon work), calligraphic panels (Quranic verses, family mottos, decorative scripts), and floral and arabesque designs. The work is hand-formed on site in lime or gypsum plaster, then optionally painted, gilded, or left in natural finish. For Majlis ceilings we typically combine cornice perimeter, central medallion, and a relief field in between.
Yes - meaningfully different. Interior plaster prioritises smoothness and paint-readiness, typically gypsum or lime finish over sand-cement base, total build 18-29mm. Exterior render in UAE conditions has to handle thermal cycling (40C+ summer surface temperatures), wind-driven sand, occasional driving rain, and UV degradation of any coating system. Exterior render is always cementitious, mesh-reinforced over joints and openings, applied thicker (typically 20-25mm minimum), and detailed carefully around windows, copings, and parapet caps to shed water. Render also has a textured finish (rolled, dashed, or float) more often than smooth, because thermal movement makes a perfectly smooth render hard to keep crack-free.
Yes - this is one of our regular scopes. The critical thing is sequence: the leak must be fixed first (we can investigate and repair the source, or coordinate with your plumber), then the substrate has to dry fully before we re-plaster. Re-plastering over wet block traps moisture, salts migrate to the new surface, and within months you see blistering and staining all over again. We use moisture meters to confirm the substrate is below the safe threshold before we start. Affected plaster is removed back to sound material, salts neutralised if needed, then re-built in the same system as the surrounding wall and feathered in so the repair is invisible.
A skim coat is a thin (1-3mm) top layer of gypsum or lime plaster trowelled and feathered over an existing wall to produce a flat, uniform, primer-ready surface. You need a skim coat when: the existing plaster is rough or patchy but structurally sound, you're painting over old wallpaper removal or wallpaper paste residue, walls have been repaired in multiple spots and you want a uniform absorbency, or you're upgrading a builder-grade textured finish to a modern smooth-paint finish. A skim coat does NOT fix a wall that's out of plumb or significantly out of flat - for that, we apply a full base coat first. In bathrooms and kitchens we sequence plaster around <a href="/civil-works/tile-work-dubai/">tile work and wet-area finishes</a> so substrates are sound before waterproofing and tiling begin.
Every plaster scope we deliver carries a written workmanship warranty covering bond failure, recurrence of cracks at repaired locations, and finish defects under normal conditions. The warranty does not cover damage caused by later trades (someone drilling holes), structural movement of the building itself, or new leaks from sources we did not touch - but it does cover everything our plasterers are responsible for. The warranty document is part of your handover pack, along with the paint-ready dates per area.
