Terms of Service.

The terms governing our quotations, contracts, deposits, warranties and dispute resolution. Specific project terms (scope, schedule, payment milestones) live in your individual contract.

These Terms govern the relationship between City Renovations LLC ("we", "us") and you ("Client") when you engage us to provide renovation, painting, plumbing or landscaping services in the UAE. They apply alongside any individual contract or quotation we issue for your specific project.

1. Quotations

Quotations are based on the brief, site survey and material selection captured at the time of issue. They remain valid for 30 days unless stated otherwise. Material price volatility, hidden defects discovered during stripping, or scope changes may require a re-quote — always communicated in writing before proceeding.

2. Site visits

Initial site visits are free of charge within Dubai, Abu Dhabi and Sharjah. Detailed surveys (e.g. drainage CCTV, soil assessment, structural inspection) carry a published fee that is fully credited against the project cost when you proceed.

3. Deposits & payment milestones

Standard payment structure for renovation, landscaping and large painting projects:

  • Deposit: 30% on contract signing, mobilisation and material ordering.
  • Mid-project: 40–50% at the milestone identified in the contract (typically completion of structural / waterproofing / first-fix work).
  • Final: 20–30% on completion, after snagging is resolved and handover documents are issued.

Plumbing service calls and small painting jobs are typically billed on completion.

4. Change orders

Any change to the agreed scope is documented as a change order before the work proceeds. The change order specifies the additional cost, schedule impact and any related warranty implications. Verbal change instructions are not binding unless followed by a written confirmation.

5. Warranties

We provide written workmanship guarantees on all completed work. Specific warranty periods are stated in your contract; standard durations include:

  • Waterproofing & tanking — 5 years.
  • General workmanship (renovation, painting, landscaping installations) — 1–2 years depending on scope.
  • Manufacturer warranties on supplied products (heaters, fixtures, irrigation controllers) are passed through directly.

Warranties exclude damage from misuse, third-party modifications, force majeure, or failure to follow handover care instructions.

6. Schedule

Project timelines are stated in the contract and tracked daily. Delays caused by client-side decisions (late material approvals, payment holds, unscheduled access restrictions) extend the schedule pro rata. We give early notice in writing of any schedule risk, regardless of cause.

7. Site access & safety

The Client provides safe, lawful access to the property and any required HOA or building permissions. We provide all PPE, safety supervision, and applicable Dubai Municipality compliance for our trades.

8. Client-supplied materials

If you supply materials yourself (e.g. specific tiles, fixtures, plants), we accept them subject to inspection on delivery. We are not responsible for the quality, performance or warranty of client-supplied items, and any installation warranty is limited to workmanship.

9. Liability

Our total liability under any contract is limited to the contract value, except where applicable UAE law mandates otherwise. We carry professional indemnity and public liability insurance; details available on request.

10. Cancellation

Either party may terminate by written notice. The Client is responsible for the value of completed work, materials ordered and non-recoverable mobilisation costs at the date of termination. Refund of any unused deposit is made within 14 days.

11. Disputes & governing law

Any dispute is first addressed by good-faith discussion between the project manager and the Client. If unresolved, mediation through Dubai Chamber of Commerce or an equivalent UAE body is preferred. Failing mediation, the courts of Dubai have exclusive jurisdiction. UAE law applies.

12. Updates

These Terms may be updated occasionally. The version applicable to your project is the one current at the date of contract signing — captured in your contract documents.
