The right combination of stud size, board layers, and cavity fill is what decides whether your wall hits the spec it needs to — or just looks like it does. The stud cavity also carries services, so we coordinate electrical wiring inside partitions with your electrician before the boards close.

The skeleton of every drywall partition. Stud size is chosen based on wall height and acoustic spec — not picked off the shelf at random.

Acoustic & Fire Performance — Specced to What the Use Case Needs

There is a myth that drywall partitions are always flimsy and that you'd need block for any serious acoustic or fire separation. That's not what the numbers say. With double-board cladding, mineral wool batt, and sealed perimeters, drywall partitions can be specified to required acoustic and fire ratings — at a fraction of the weight and a fraction of the build time.

Apartment-tower partition specs in Dubai are driven by close-neighbour density. Floor-to-floor heights in towers across Downtown, Marina, JLT and Business Bay are tighter than in villas, and neighbours share structural slabs — STC 50+ partitions with double board, mineral wool batt, and acoustic perimeter sealant are the working standard for inter-unit walls. Civil Defence fire-rated Type-X board is required where partitions pass through compartmentation lines in commercial towers, and the assembly is documented for the DM and DCD inspection at handover.

When to use block instead

Drywall Is Not Always the Answer

We'll say so during the site visit if block is the right call. Three scenarios where masonry still wins:

Load-bearing walls. Anything supporting structure above needs block, concrete, or steel — not drywall.
Exterior & boundary walls. Weather, UV, and DM facade approval all favour block construction.
High-impact & industrial. Warehouses, garages, plant rooms, and gym walls take hits drywall can't.
Wet wall systems. Pool surrounds, hammam, fully-tiled wet rooms — block or cement board build-up.

Gypsum Partition Questions, Honestly Answered

Yes — in almost every case. Any partition work in a managed building, whether DM-jurisdiction (Business Bay, JLT, Downtown, Marina, JVC) or free-zone (DIFC, Internet City, Dubai South), needs building-management sign-off before work starts. The owners' association or facilities team will ask for drawings, the contractor's trade licence and insurance, and a working-hours schedule — usually weekday office hours only for residential towers, evening or overnight windows for occupied office floors. For DIFC specifically, office subdivisions typically need a Trakhees / DIFC Authority NOC for any alteration to the demised premises, with stamped drawings. We file the application, manage the back-and-forth on revisions, coordinate lift bookings and material delivery slots, and adjust the schedule for Ramadan working hours when the build straddles the month. The NOC timeline is the long pole on most tower fit-outs, so we start it the day the quote is signed.
A drywall partition typically goes up in 1–2 working days for a standard room division — track and stud frame day one, services rough-in and one side boarded by end of day one, opposite side boarded and taped on day two, skim on day three for a paint-ready finish. The equivalent block partition takes 5–7 days for the masonry alone, plus drying time before plaster, plus plaster and skim — easily 10–14 days end-to-end. For a multi-room office fit-out or a full villa internal reconfiguration, the timeline difference compounds significantly.
Built to spec, a finished drywall partition is indistinguishable from block when you knock on it or lean on it. The combination of metal studs at proper centres (400 or 600 mm), double-board cladding on the relevant face, mineral wool batt in the cavity, and a full skim finish produces a wall that feels solid, doesn't flex, doesn't drum, and takes a TV bracket or a heavy shelf as well as a block wall does. Where drywall feels flimsy, it's almost always because someone cut corners — stud spacing too wide, no batt in the cavity, single thin board. We don't build those.
Yes — and that's one of drywall's biggest advantages over block. Electrical wiring, data and comms cabling, and accessible plumbing runs (waste lines for a relocated basin, water supply for a powder room) all sit inside the stud cavity. We coordinate the rough-in with your electrician and plumber before the boards close. Heavy fixed plumbing (slab-embedded waste lines, gas) still goes through proper masonry or chases — but most service routing fits in the cavity, which means no chase-cutting and no patched-in repairs to your walls later.
For a private meeting room or clinic consultation room where confidential conversation should not carry into the next space, the target is STC 45 or higher.
