What We Wire

From a Single Circuit to a Full Villa Rewire

We take electrical work as a standalone scope, as part of a renovation, or as a fit-out for a new commercial space. On a full villa rewire we often run a clean strip-out before rewiring so old cabling and accessories come out properly before the new installation goes in. Same standards apply across all of it — DEWA-compliant materials, cable sized to the load, RCD-protected, fully tested, certified.

Distribution Boards (DBs)

Install, upgrade, or replace consumer units in JLT, DIFC, and Business Bay office floors and apartment-tower units. Proper circuit identification, RCD protection on every final circuit, and a labelled board you can actually read in five years.

Full & Partial Rewires

Whole-villa rewires for Mirdif, Arabian Ranches, and Emirates Hills properties — and single-circuit replacements where only part of the installation has aged. Concealed conduit in block walls and false ceilings, surface conduit where the build requires it. Isolated area-by-area so the home stays liveable.

Lighting Circuits

General lighting, dimmer circuits, smart-lighting rough-in (Lutron, KNX, Crestron), and feature lighting in Majlis ceilings, gypsum coves, and accent niches — common in Dubai Hills and Palm Jumeirah villa renovations.

Power & Sockets

13A and 16A sockets, dedicated radials for water heaters and ovens, ring mains where applicable, USB-integrated outlets, and weatherproof externals for villa terraces and pool decks.

AC Isolators

DEWA-required isolation switches for every split AC, ducted unit, and exterior condenser — non-negotiable in UAE installations because of the high AC density. Properly fused, accessible, and labelled so any AC service can shut off safely.

Track & Retail Lighting

Showroom track lighting for Al Quoz retail and Mall of the Emirates / Dubai Mall units, restaurant ambient and accent runs across City Walk and JBR, office grid lighting and emergency luminaires for DIFC and JLT floors. Dimming, scene control, and emergency-tested.

Earthing & Bonding

Earth electrode installation where required, main equipotential bonding to the incoming services, and supplementary bonding in bathrooms — the bit most installs skip.

Testing & Certification

Continuity, insulation resistance, polarity, earth-fault loop impedance, and RCD operating-time tests on every circuit. Written certificate issued on completion.

What We Install

Cables, Conduits, and Accessories — Sized to the Load

Every circuit has a job. Cable size, conduit type, accessory brand, and breaker rating are matched to that job — not picked because they were on the van. Here's what we standardise on across Dubai projects.

Cables — Sized for the Circuit

Cable cross-section is matched to the breaker, the load, and the cable length. Undersized cable runs hot. We size on the actual draw, not on a guess.

1.5 mm²General lighting circuits, dimmer feeds — protected by a 6A or 10A MCB.
2.5 mm²13A socket radials and ring mains for general power — 16A or 20A protection.
4 mm²Dedicated circuits for water heaters and high-load appliances — 20A protection.
6 mm²Ovens, hobs, instant water heaters — 32A protection on a dedicated radial.
10 mm²+Split AC dedicated feeds, sub-mains to outbuildings, three-phase distribution.

Cable, Breaker, RCD — Matched to the Load

A side-by-side reference for the most common circuits we install across Dubai villas, apartments, and commercial fit-outs.

Circuit Type Cable Size Breaker RCD Protection Typical Use
General Lighting 1.5 mm² T&E 6A or 10A MCB 30 mA RCBO Downlights, pendants, gypsum coves, Majlis chandeliers, corridor lighting
13A Socket Radial 2.5 mm² T&E 16A or 20A MCB 30 mA RCBO Bedrooms, living rooms, study desks, kitchen worktops (separate radial)
Water Heater 4 mm² T&E 20A or 25A MCB 30 mA RCBO Bathroom and kitchen storage heaters — dedicated, switched outside the wet zone
Oven / Hob 6 mm² T&E 32A MCB 30 mA RCBO Built-in ovens, induction hobs, dedicated kitchen radial with cooker switch
Split AC Indoor 2.5 mm² or 4 mm² 20A MCB 30 mA RCBO Each split AC unit on its own dedicated circuit with DEWA isolator
AC Outdoor / Ducted 6 mm² or 10 mm² 32A or 40A MCB 30 mA RCBO Outdoor condensers, ducted FCUs, central AC plant rooms
Three-Phase Sub-Main 10 mm²+ SWA / XLPE Sized to load Upstream RCD Pool plant rooms, lift motors, commercial kitchens, workshop tools
Final cable size and breaker rating depend on cable length, ambient temperature, grouping, and the manufacturer's data for connected loads. We confirm sizing against the actual installation conditions before quote sign-off — not from a generic table.
DEWA & Approvals

DEWA-Compliant Work, with the Paperwork Filed for You

Anything that touches DEWA's network — main supply changes, capacity upgrades, meter swaps, shop fit-outs — needs documentation, NOCs, and inspection sign-off. We don't treat that as a side task. We treat it as part of the scope. Applications, drawings, and follow-through are handled so the installation is the one DEWA is happy to energise. On combined services jobs we sequence this alongside pipe installation and MEP coordination so trades aren't tripping over each other on site.

Discuss a DEWA Job
New Connections & Capacity Upgrades
Moving from a 60A to a 100A supply, adding a new meter for an annex or maid's quarters, or increasing capacity for a major renovation — we prepare the DEWA application, the load schedule, and the single-line diagram.
Main Switch & Meter Changes
Replacing the main isolator or meter tails sits inside DEWA's scope. We coordinate the isolation slot, do the work between meter and consumer unit, and hand over for re-energisation.
Shop & Restaurant Fit-Out NOCs
Retail fit-outs in malls and standalone units need DEWA NOCs alongside Trakhees or DM approvals. We prepare the electrical drawings, panel schedules, and emergency lighting layout the NOC reviewer asks for.
AC Isolator Compliance
Every indoor split AC unit installed under current DEWA rules needs an accessible double-pole isolator — typically a 32A rotary right next to the indoor unit. We retrofit existing installations to current spec.
Inspection-Ready Documentation
When DEWA, a developer's MEP consultant, or a community management inspector asks for documentation, we hand them what they expect: load schedule, single-line, test certificate, materials list.
Liaison On Your Behalf
DEWA, the developer, the community engineer, the inspector — we run the conversation so you don't lose half a working week chasing approvals. The work moves; you get updated.
Testing & Certification

Five tests, one signed certificate.

An electrical installation isn't finished when the cover plates go on. It's finished when it's been tested with calibrated instruments and signed off in writing. Every circuit we install or rewire goes through the full sequence — and you keep the paperwork.

The certificate names every circuit, lists each test reading, identifies the test instrument used, and is signed by the responsible electrician. If a future buyer's surveyor or an insurer wants to see evidence of a compliant installation, you hand them this. It's also the document we refer back to if anything ever needs investigating under warranty.

Showroom-Grade Lighting and Power Fit-Outs

Retail, restaurant, and showroom electrical is a different discipline — track runs that look intentional, dimming that holds tone across the room, emergency luminaires placed to code, and a panel schedule the landlord's MEP consultant will sign off without redlines. Where recessed fittings sit in a dropped ceiling, we handle the gypsum false ceiling lighting coordination so cut-outs and drivers land exactly where the design intends.

Why City Renovations

Six Standards We Don't Negotiate On

DEWA-Compliant Standard

Every installation built to DEWA-acceptable standards — and where the work needs DEWA approval, we file it for you.

Schneider · Legrand · MK

We standardise on accessories and protection from manufacturers that actually have a presence in the UAE supply chain — not no-name imports.

Insulation-Tested Every Circuit

Insulation resistance, continuity, polarity, earth-fault loop, and RCD operation tested on every circuit before sign-off.

RCD Protection Standard

30 mA RCD or RCBO protection on every final circuit — not just bathrooms, not just outdoor. The protection that actually saves lives.

Written Test Certificate

On handover you receive a signed installation test certificate listing each circuit and its readings. Keep it with your property papers.

Workmanship Warranty

Every circuit we install is backed by a written workmanship warranty. If something we wired fails under normal use, we come back and fix it.

FAQ

Electrical Questions, Honestly Answered

For a full villa rewire we coordinate directly with DEWA for any meter-side isolation, schedule the disconnection window with the homeowner, and confirm the reinstatement time in writing before mobilising. Apartment rewires (JLT, Marina, Business Bay towers) go through building management's electrical-room schedule instead — we get the building NOC letter, book the isolation slot, and work in 4–6 hour blocks so neighbours aren't left without supply across the riser. During Ramadan, working hours shorten (typically 9am–3pm) and we reflect that in the timeline upfront. A signed electrical installation test certificate and DEWA-compliant handover documents are issued on completion — the documents an insurer or future buyer's surveyor will ask for.
For a typical 4-bedroom villa in Mirdif, Arabian Ranches, or Emirates Hills, a full rewire — new DB, all new circuits, accessories, testing and DEWA-compliant certification — typically ranges AED 18,000–35,000 supply-and-install. Partial rewires (one or two circuits) start from AED 2,500–4,500. Older pre-2000 villas in Jumeirah, Satwa, and Al Garhoud where the original wiring is fabric-insulated or single-phase often need a DB upgrade alongside the rewire, which adds AED 3,500–6,000. Every quote is itemised and fixed before work starts.
It depends on what the upgrade involves. Replacing a like-for-like consumer unit on the same incoming supply usually doesn't need a fresh DEWA approval, but if the upgrade increases the connected load, changes the main switch rating, alters the meter tails, or adds a new circuit that feeds DEWA-regulated equipment, it does. We make that determination during the free site visit and file the application on your behalf where it's needed. You don't end up chasing the paperwork yourself.
Yes — partial rewires are one of the most common requests, especially in older villas where one or two circuits are obviously aged but the rest of the installation is fine. We isolate the specific circuit at the DB, work on it section by section, and re-energise it once tested. The rest of the home stays on power. Where a full villa rewire is the right call, we plan it room-by-room with a daily isolation schedule so the family is never without power across the whole house.
An MCB (miniature circuit breaker) protects the cable from overload and short-circuit — it trips when too much current flows for too long, before the cable overheats. An RCD (residual current device) protects people from electric shock — it detects when current is leaking to earth, typically through a person, and trips in under 40 milliseconds. A modern installation needs both: MCBs to protect the wiring, RCDs to protect the user. We install RCBOs (combined RCD + MCB in one module) on every final circuit on new work, so each circuit has its own dedicated protection.
Yes — we coordinate with the smart-home integrator (or supply our own) and run the wiring infrastructure for Lutron, KNX, Crestron, and similar control systems. That includes pulling the bus cabling, sizing the lighting circuits for dimmable loads, providing neutrals at every switch position (essential for smart switches), and laying in the conduit runs the integrator needs. The rough-in is where smart-home installations succeed or fail. We get that part right so the programmer's life is easy.
For a typical 4-bedroom villa, a full rewire — including new DB, new circuits, new accessories, and all testing — usually takes between 3 and 5 weeks of working time. The exact duration depends on the size, the level of finishing work involved (concealed conduit in block walls vs surface, plaster make-good, ceiling access), and whether the family is staying in the house during the work. The detailed timeline is part of the fixed-price quote, with a clear scheduled start date and a managed weekly progression.
Yes, always. Every job we complete is handed over with a signed installation test certificate that lists each circuit, the test readings (insulation resistance, continuity, polarity, earth-fault loop impedance, RCD operating time), the test instrument identifiers, and the responsible electrician's signature. It's the document an insurer, a future buyer's surveyor, or a community engineer will ask for as evidence of compliant work — and it's the reference we use if anything ever needs investigating under workmanship warranty.
Yes — fault diagnosis is one of our core scopes, and we approach it with instruments rather than guesswork. Nuisance tripping usually traces back to one of a few causes: a partially failed appliance leaking current to earth, an overloaded circuit, an RCD that's tripping on combined earth-leakage from multiple loads, or moisture in an outdoor or wet-zone accessory. Flickering lights usually trace back to loose terminations, a shared neutral, or an incompatible dimmer. We isolate, measure with a clamp meter and insulation tester, and identify the specific cause — then quote to fix it.
Yes, and this is more important than most homeowners realise. DEWA requires every indoor split AC unit to have a dedicated isolation switch — typically a 32A double-pole rotary isolator — mounted accessible to the unit. The reason is simple: when an AC engineer comes to service or replace the unit, they need to safely isolate it without going to the main DB. We install the isolator, the dedicated circuit feeding it from the DB, and the outdoor isolator at the condenser. Existing installations missing this can be retrofitted at the same time as any other electrical work.
Often, yes. Retail, restaurant and office fit-outs may need landlord MEP review, emergency-lighting layouts, panel schedules and Civil Defence-related documentation depending on the building and use. We prepare the electrical drawings and handover documents required for the approval route.
