Civil works are the structural and finishing trades that sit underneath a renovation — block walls, plaster, gypsum ceilings, tile substrate, pipework. Renovation is the room-level scope (a kitchen, a bathroom, a Majlis). Most renovation projects include civil works as part of the package, but you can also book civil works on their own if you only need one trade — e.g. a re-tile, a boundary wall, or a ceiling redesign.
Structural changes — load-bearing wall removal, new openings in load-bearing block, boundary wall changes, structural extensions — require Dubai Municipality (DM) approval and an NOC. Non-structural partition walls, replacement tiling, plaster repairs, and ceiling redesigns typically don't. Yes. Civil works trades can be booked standalone. A bathroom re-tile, a ceiling redesign, a boundary wall, a plaster crack repair — all single-trade scopes are welcome. We'll quote them itemised so you see exactly what you're paying for. The minimum job size is typically AED 5,000 for a standalone civil-trade visit; smaller scopes are usually bundled into a larger package.
Standard sequence: dismantling first → utilities isolated and MEP roughed-in → block work and structural changes → plaster (interior and exterior) → ceilings and drywall → tile substrate prep and waterproofing → tiling → paint and decorative finishes. Yes. For older buildings (pre-2000), we screen for asbestos and lead paint during the free site visit, and arrange certified lab testing where it looks suspect. Where hazmat is confirmed, we use sealed containment, trained crews, certified disposal contractors, and provide DM-compliant waste manifests.
