We choose the system for the space: solvent-free epoxy for warehouses, workshops, plant rooms and F&B back-of-house, where you need a hard, chemical- and abrasion-resistant floor; and a polyurethane (PU) topcoat where the floor sees UV/sunlight or thermal movement — open car-park decks and ramps — because epoxy on its own can chalk or yellow in direct sun. The result is only as good as the preparation: we mechanically prepare the slab (diamond grinding or captive shot-blasting) to a sound, profiled surface and check slab moisture before coating. Anti-slip aggregate is broadcast into the coat for ramps, wet areas and walkways, safety zones are colour-coded, and bay or line marking is integrated in the same visit. Most floors are applied overnight or phased so the facility keeps operating, with the exact system, thickness, finish and warranty set in your quote.

Yes — out-of-hours execution is our default for offices, retail units and operational commercial spaces. We typically work evenings (6pm–1am) Sunday through Thursday, plus full Friday and Saturday programmes. Walls cure to a workable, smell-free state by the next morning. We use low-VOC, low-odour systems as standard, so staff returning the next morning don't notice paint smell. After-hours typically carries a 15% premium, weekends 25% — both itemised in the quote.

Intumescent paint is a fire-resistant coating applied to structural steel — columns, beams, roof structure. In a fire it expands many times its thickness, forming an insulating char that protects the steel for a set period: 30, 60, 90 or 120 minutes. UAE Civil Defence requires it on exposed structural steel in commercial buildings, warehouses, multi-storey car parks and many fit-outs. We apply it to the manufacturer-specified dry film thickness, verify with a digital gauge after each coat, and provide the certificates, TDS/MSDS and dry-film-thickness records Civil Defence needs to sign off.

First, a survey identifies substrate issues — cracks, spalling, salt deposits, coating delamination. Second, the access method is set by building height: IRATA rope access for buildings up to ~30 floors, scaffolding for lower or complex façades, BMU cradle for very high towers. Third, every defect is repaired before any new coating — crack injection, render patching, salt removal. Fourth, an anti-carbonation primer (essential for UAE concrete) is applied, then an elastomeric topcoat in the agreed colour. Lifespan with this system is typically 8–12 years before the next major repaint.

Yes — every commercial quote ships with the documentation FM teams and Owners' Associations require: the Risk Assessment & Method Statement (RAMS), public liability insurance certificate (AED 5M standard, higher on request), paint Technical and Material Safety Data Sheets (TDS/MSDS), and the manufacturer certificates and application documentation required for Civil Defence submission on intumescent or anti-bacterial systems. The package is tender-ready and files directly into FM systems.

Yes — line marking is offered both standalone and as part of a full car-park repaint. It covers bay lines (100mm white or yellow chlorinated rubber), accessible-bay symbols, directional arrows, stop/give-way markings, pedestrian walkways, numbered bays and reserved-bay coding. Pricing is typically per bay (around AED 85/bay including line, number and any symbol) or per sqm for larger areas. We use mechanical line markers for crisp RTA-spec lines, and complete most car parks overnight to keep the facility operational.

Standard premium emulsion suits offices, retail and most commercial interiors. Anti-bacterial emulsion is a silver-ion system that actively kills surface bacteria on contact — required in clinics, hospitals, food-prep areas, school nurseries, gyms and any space under HACCP or DHA hygiene standards. The cost difference is about AED 12–15/sqm extra; we recommend it where surfaces are touched frequently or hygiene compliance is needed for licensing.

It depends on scope and access. A single 1,500-sqft office can be done in 2–3 evening shifts; a full tower floor (~8,000–10,000 sqft) in 6–10 evening shifts; a multi-storey common-area refresh in 3–5 weeks phased; a 14-storey façade in 5–8 weeks. Epoxy floors are usually applied overnight or zone-by-zone so the facility keeps running. We deliver a Gantt-style programme with the quote so your FM team sees exactly when each phase happens.

Yes — restricted, occupied environments are routine. We work to mall and hotel operations rules, apply for the relevant work permits and gate passes, attend induction, and schedule within the hot-work and quiet-hour windows the building allows. We contain the work area, use low-odour systems, and coordinate with security and FM so trading is never disrupted. RAMS and insurance go in ahead of mobilisation so permit approval isn't a bottleneck.
