Asbestos & lead paint — handled properly, not casually

Buildings built or refurbished in the UAE before 2000 frequently contain asbestos in ceiling boards, floor tile backing, pipe lagging, and gaskets. Lead-based paint is common in older villas in Jumeirah, Satwa, and Mirdif. Disturbing it without testing or PPE is a serious health risk for the crew, the building, and the neighbours — and a Dubai Municipality offence. Here's how we handle it.

Identification
Visual inspection of every surface, and sealed-sample lab testing for any building older than 2000 — asbestos board ceilings, vinyl floor tile, pipe lagging, and lead-based paint are the usual finds.
Containment
Friable material is wetted, double-bagged in marked hazardous-waste sacks, and removed by trained, PPE-equipped operatives in a sealed work zone.
Certified Disposal
Hazardous waste leaves the site on a DM-approved transporter to a licensed disposal facility. We retain manifests for your records and the building's.

Working hours during the Holy Month typically shorten to 9am–3pm Sat–Thu with no Friday work, and most apartment buildings (JLT, Marina, Downtown, Business Bay) tighten noisy-work restrictions further. We build the Ramadan calendar into the quote upfront, so a strip-out that normally runs 10 working days might be quoted at 13–14 across Ramadan. The total cost stays the same — only the calendar moves. Eid breaks are also factored in. No surprise delays at the milestone.
Pricing scales with property size, materials being removed, and waste-disposal volume. A typical 3-bedroom villa interior strip-out ranges AED 18,000–35,000 including hazmat screening, dust containment, and DM-compliant waste handling with signed manifests. Apartment strip-outs (kitchens, bathrooms only) start from AED 6,000–12,000. Whole-villa gut renovations on larger Emirates Hills or Arabian Ranches properties can range AED 45,000–90,000. Non-structural (partition) walls — drywall, light block, gypsum — do not require DM approval. Structural walls (load-bearing) do, and so do walls that affect a building's facade or fire compartmentation. We identify the wall type on the site visit, and if approval is needed we prepare the application, engage a structural engineer for the supporting report, and file it on your behalf. The approval is included in your quote, not a surprise add-on.
For any building constructed or refurbished before 2000 we recommend a hazmat screening as part of the site visit. Visible suspect materials (ceiling boards, floor tile backing, pipe lagging, old painted surfaces) are sampled and sent to a UAE-accredited testing lab. If results come back positive, work in those areas is paused and a separate hazmat removal scope is prepared — sealed work zone, PPE-equipped operatives, double-bagged disposal via a licensed DM-approved transporter, with manifests for your records. No hazardous material is ever broken or removed without testing and proper procedure.
Dubai Municipality requires demolition waste to be transported by registered transporters to approved tipping facilities — Al Rawakeen, Al Qusais, and similar sites depending on the material stream. We segregate on-site into concrete, gypsum, metal, wood, tile, and hazardous fractions, schedule pickups through DM-approved waste transporters, and provide you with signed disposal manifests at handover. Building managements typically ask for these as a condition of releasing your deposit.
Yes — and we do this regularly for clients renovating one floor of a villa or one wing of an office while continuing to live or operate in the rest. We coordinate working hours with you and with your building management to minimise disruption.
Yes. Utility isolation is the very first task on any strip-out, before any breaking starts. Electrical circuits affecting the work area are isolated at the DB and locked out. Water lines are shut at the manifold or stop-valve and drained. Gas (where present — usually piped LPG in older villas) is shut at the meter or cylinder and the line is purged. For full-property strip-outs we coordinate with DEWA and the building's MEP contractor for meter-level disconnections where required. We do not cut live services, ever.
Yes — skip arrangement, building access coordination with security, and DM-compliant disposal documentation are all included in the quote. Skip sizes are matched to the property (5-yard skips for apartments, 8 or 12-yard for villas) and access constraints (some buildings only permit overnight skip placement). You receive signed manifests at handover that confirm where every load went.
We take on jobs from single-room refurbs (e.g. one bathroom strip-out) up to whole-villa gut renovations and full office floor strip-outs. There is no fixed minimum, but for very small jobs — single fixture removals or one or two-day projects — we'll usually recommend the most efficient way to package the works so the mobilisation, protection and waste removal costs make sense for you.
Yes. For tower work we agree the access route with building management, protect floors and lift interiors, book service-lift slots, sequence noisy work within permitted hours and clean common areas at the end of each workday. That documentation also helps with security-deposit release.
