City Renovations is a contractor, not a design house, but those decisions aren't left to chance: we plan the space with you, advise on materials and finishes, and bring in 3D visuals or a specialist design partner where the scheme genuinely calls for it. What you pay us for is delivery — an itemised fixed price, in-house trades, one project manager and a timeline we hold to. Already have an architect or interior designer? We build to their drawings cleanly. If not, we guide the choices that matter and keep the rest simple.

It depends on scope, size and finish. Starting points: bathrooms from AED 12,000, kitchens from AED 25,000, Majlis from AED 20,000, built-in wardrobes from AED 8,000, flooring from AED 20/sqft, and structural works from AED 18,000. A full villa renovation can range from around AED 150,000 to over AED 1 million. Every quote is free, fixed-price and fully itemised after a site visit.
Cosmetic work — painting, tiling, kitchen and bathroom refits, wardrobes, flooring — typically does not. Structural work such as removing a load-bearing wall, villa extensions, or a garage change-of-use does require a DM permit and NOC. We assess which category your project falls into on the free site visit and handle all applications on your behalf.
Tanking is a waterproof membrane applied to all surfaces of a wet area before tiling. It is essential in any shower, wet room or bath area — without it, water ingress causes tile failure, mould, and leaks to adjacent rooms or the floor below. We apply tanking as a non-negotiable standard on every bathroom, backed by a written guarantee with the period stated in your contract.
Yes — LVP is one of the few floors that can float over a sound, level existing tile floor, which avoids demolition and days of disruption. We check the existing floor first; hollow or loose tiles are fixed before laying. The finished floor sits about 8–12mm higher, so we adjust door heights and thresholds as part of the job.
Built-in wardrobes start from around AED 2,500–4,500 per linear metre depending on finish (white lacquer is more affordable than walnut veneer or mirror). A typical 3m built-in starts from AED 8,000; walk-in wardrobes with island units and full mirror walls from AED 25,000+. The internal layout design is included, not an extra.
Traditional Khaleeji uses elaborate multi-tier gypsum ceilings, gold detailing and warm ornamental finishes. Contemporary Arabic uses clean flat-profile gypsum, monochrome palettes and geometric panelling. Gulf Fusion — the most requested today — keeps the traditional Majlis layout and ceiling character but uses European materials like Italian marble and walnut veneer. We prepare style options during the free design consultation.
If the wall is load-bearing, a DM permit is legally required before any work begins — unauthorised structural work risks fines and demolition orders. Non-load-bearing partition walls usually don't need a permit. Whether a wall is load-bearing can't be judged by appearance alone, so we coordinate a structural engineer's assessment as part of the site visit.
Villa extensions start from approximately AED 120,000 for a modest single-room addition and can reach AED 500,000+ for a substantial multi-room extension with full MEP and fit-out — indicatively AED 1,200–3,000+ per sqft of new area. Our itemised quote includes engineering and permit fees in one fixed price, with no separate invoices.
