## Common Questions

### What is the difference between a Cat-A and Cat-B fit-out?

A Cat-A fit-out is the developer or landlord's base finish — typically raised floors, suspended ceilings, basic MEP infrastructure, blank painted walls, with the space delivered ready to be occupied but not branded or partitioned. A Cat-B fit-out is the tenant's own fit-out: partitions, branded reception, meeting rooms, IT and AV infrastructure, joinery, finishes and brand-spec lighting. We deliver both, though most of our commercial enquiries are Cat-B turnkey for tenants taking over a Cat-A shell. The line between the two is important for cost — Cat-A is paid by the landlord, Cat-B is the tenant's capex, and what gets billed where is set out in the lease's licence for alterations.

### Do you handle DM, Civil Defence and landlord approvals?

Yes — DM permit submissions, Civil Defence sign-off for fire-rated and life-safety scope, DEWA temporary supply and energisation, and landlord/mall licence-for-alterations submissions are all handled by your dedicated PM. The approvals timeline goes into your Gantt-style programme so the critical path is visible from week one. Where additional consultants are needed (structural engineer, MEP consultant, acoustic) we coordinate them under our contract so you don't deal with multiple vendors.

### How long does a commercial fit-out typically take?

Programme depends on scope, approvals and access. As a guide: a single-tenant 1,500 sqft office fit-out runs 4–6 weeks from approvals to handover. A whole-floor 8,000–12,000 sqft Cat-B office fit-out runs 8–12 weeks. A warehouse renovation including flooring, mezzanine and MEP upgrades runs 6–10 weeks. An F&B fit-out including Civil Defence approvals for kitchen extract runs 10–14 weeks.

### Can you keep our business running while you renovate?

Yes — phased delivery is standard for occupied buildings. For multi-floor offices we work floor by floor, with the active floors continuing to trade. For warehouses we sequence the work zone by zone so the operation continues on the rest of the slab. For F&B and retail we work overnight strip-out and finishes, or schedule full closure only for the days that genuinely require it — and that closure window is locked at contract sign so you can plan trading impact.

### Do you provide RAMS, insurance, and Civil Defence documentation?

Yes — every commercial quote ships with the documentation FM teams, Owners' Associations and landlords require. This includes the Risk Assessment & Method Statement (RAMS), public liability insurance certificate (AED 5M as standard, AED 10M and project-specific cover available on request), method statements per trade, Civil Defence application packs for fire-rated work and intumescent steel coating, and full MEP test & commissioning sheets at handover. The package is tender-ready and goes directly into FM systems with no rework.

### What's specifically involved in a warehouse renovation?

Warehouse renovation in UAE typically covers six work streams: industrial flooring (epoxy, PU or self-levelling depending on traffic and chemical exposure), mezzanines and racking-compatible slab repair, dock doors and roller shutters, MEP upgrades including LV and lighting (LED retrofit is now the default), fire-safety and Civil Defence compliance (sprinklers, smoke control, intumescent steel coating where exposed structural steel is present), and office-pod additions for site teams. Free-zone authorities (JAFZA, Dubai South, DAFZA) and DM each have their own permitting paths — we handle whichever applies to your site.

### How do you handle change orders and cost certainty?

The quote is fixed-price for the scope it describes. Variations only happen if scope changes — either at your request or because hidden conditions emerge during strip-out (asbestos in older buildings, structural surprises, MEP that doesn't match drawings). Every variation is priced and approved in writing before we proceed, so the running cost is always known. No mid-project cost creep without your written sign-off.

### Can you work to a hard handover date for a lease or opening?

Yes — lease commencement dates, mall opening dates and operational go-live dates are the most common drivers behind our project programmes. We work backwards from the handover date, lock the approvals critical path first, and structure phasing so the date holds. Late-stage compression (extended shifts, overnight work, parallel trades on adjacent zones) is part of how we hit dates that have penalty exposure attached. If a date is genuinely unachievable we tell you at quote stage with the data — we don't sign up for dates we can't hit.

### What warranty do you offer on commercial renovation?

All commercial work carries a written workmanship warranty covering installation defects on partitions, ceilings, finishes, joinery and MEP installation quality. MEP equipment carries the manufacturer's warranty pass-through (typically 12–24 months on AC, controls, lighting). Industrial flooring carries a manufacturer-backed system warranty (typically 5–10 years against bond failure and wear-through when applied to specification). Structural alterations carry the engineer's certification. The warranty document is issued at sign-off along with the as-built drawings and MEP test & commissioning pack.

### Do you take on warehouse renovation in the free zones?

Yes — we deliver warehouse renovations across JAFZA, DAFZA, Dubai South, DIP, Dubai Investment Park and Al Quoz routinely. Each free zone has its own permitting and contractor accreditation requirements — JAFZA in particular has a controlled contractor list with specific safety, insurance and gate-pass requirements. We hold the accreditations and gate-pass capability for the major free zones. Where we don't yet hold a specific free-zone approval we'll tell you at quote stage with the lead time to obtain it (typically 1–2 weeks).

### Do you handle MEP design or just installation?

We deliver MEP installation in-house under our main contract. For projects requiring formal MEP design submission (Cat-A shell upgrades, healthcare DHA submissions, F&B Civil Defence submissions, anything triggering full design review) we coordinate a chartered MEP consultant under the contract. Your PM remains your single point of contact — you don't separately appoint the consultant. The MEP T&C sheets and as-built drawings come to you at handover as a single tender-ready pack.

### Do commercial fit-outs in Dubai need a landlord NOC?

In most commercial buildings, yes. Landlords, malls, free zones and Owners' Associations normally require an NOC or work permit before strip-out or fit-out begins. We confirm the approval path during the site visit and build the landlord, mall or OA requirements — NOC, access timing, lift protection and noise-hour rules — into the programme so the critical path is visible before you sign.

### Do you handle DCD approval for restaurants and fire-rated fit-outs?

Yes, where Dubai Civil Defence (DCD) approval is required. We coordinate the fire-safety scope — fire-rated partitions, sprinklers, smoke detection and F&B kitchen extract — including compliant materials, drawings, inspection support and the completion documentation DCD needs to sign the space off.
