Roofs and podium decks take the worst of the UAE — soaring summer slab temperatures, then heavy winter rain. How much does it cost to waterproof a bathroom in Dubai? +

A full bathroom reseal — including tile lift, surface prep, tanking the floor and walls in proper layers, reinforced corners, and a flood test — typically starts from AED 2,800 for a standard 4–6 sqm bathroom. Larger master bathrooms or rooms needing substantial repair can range from AED 4,000–8,000+. Final price is confirmed on a free site visit, fixed in writing, and includes the workmanship warranty.

Why does my villa roof keep leaking even after waterproofing? +

Standard waterproofing fails fast under UAE heat — roofs hit serious slab temperatures in summer, and basic systems shrink, crack and lift within 3–5 years. Roof leaks also commonly start at edges, drain outlets and pipe penetrations where extra protection was skipped. We strip the failed system and redo it using a UV-stable membrane built for UAE conditions, with reinforced detailing at every junction. The workmanship warranty reflects that durability difference.

Can you waterproof a bathroom without removing all the tiles? +

Doing it properly means the seal sits behind the tile, on the surface beneath — coating over existing tile and grout rarely lasts. There are surface-applied sealers that can buy a couple more years on an ageing bathroom, but if the original seal has failed and water is escaping, the only durable solution is to lift the tile, tank properly and retile. We're upfront about this on every site visit so you can decide based on the real situation.

Is it safe to paint or coat over mould, salt or efflorescence? +

No. Anti-mould paint prevents new growth — it does not kill existing mould, and painting over live mould traps moisture and spores behind the film, so it regrows and discolours the finish within months. Efflorescence (white, chalky salt deposits, common on UAE coastal and ground-floor walls) pushes paint off from behind. Active mould must be biocidally treated and removed, and salt neutralised and primed, before anything goes over them. We never skip this step — send a photo on WhatsApp and we'll tell you within an hour what you're dealing with.

Why do cracks keep coming back after they're filled? +

Usually one of two reasons: the wrong filler type, or the root cause hasn't been addressed. In the UAE, thermal movement is the biggest factor — walls expand and contract daily and seasonally in extreme heat, and rigid fillers can't move with the substrate. We assess whether cracks are live (still moving) or settled, and specify a filler with the appropriate flexibility. Wide or growing settlement cracks from building movement may need structural investigation before we repair the surface.

Does the cool-roof coating actually save on cooling bills? +

Yes — and the saving is most noticeable in top-floor rooms directly under the roof. Cool-roof finishes reflect most of the sun's heat back into the sky, dropping the roof surface temperature significantly in peak sun. Real-world savings on top-floor AC typically range from 10–25%, depending on roof exposure, building insulation and how the home is used. The finish also doubles as the waterproof top layer, so you get both functions in a single system.

What does the workmanship warranty actually cover? +

It covers how we install the waterproofing and surface treatment — meaning if water gets through, or cracks, mould or salt return, because of how we did the job, we redo the affected area at our cost. The warranty comes on a printed certificate at handover with the photo record of every step. The period depends on the system and area (bathroom reseals, balcony decks and full roof systems each carry their own term, typically several years), confirmed in writing on your quote. It does not cover extreme structural movement, third-party damage or new damage like a fresh pipe leak. We walk through the exact terms before any work starts.

Do you handle urgent active leaks? +

Yes. Active leaks — a ceiling dripping below a bathroom, water tracking down a wall, a roof leaking in rain — are treated as priority call-outs. We attend quickly to trace the source, take containment steps to limit further damage, and give you an honest read on whether it needs an immediate temporary seal or a full permanent repair. We won't coat over an active leak; we find and fix the cause first.

Do you do surface-prep-only jobs, or must you do the waterproofing and painting too? +

We're happy to take prep-only jobs. We'll diagnose the surface, fill and sand cracks, treat salt or mould, and prime the repairs so the wall is paint-ready for whoever you choose — we'll tell you exactly what the surface condition is at handover. Where damp or salt is the real cause of paint failure, we'll be honest about whether it needs waterproofing first rather than just refilling and repainting. Timeline varies by treatment: crack filling can be paint-ready next day, mould needs a 24–48h biocidal kill period, and efflorescence treatment plus primer drying is typically 3–5 days.
