## Why a repaint is required at move-out in the UAE

End-of-tenancy painting isn't optional polish — in the UAE rental market it's how deposits are protected and units are handed back. Here's what's actually driving it.

It's usually in the tenancy contract

Most Dubai tenancy agreements carry a 'make-good' or reinstatement clause: the property is handed back in its original condition, normal wear aside. Painting is the most common item under that clause.

Original neutral colour

Accent walls, bold colours and kids'-room choices have to go back to the landlord's standard neutral white. A patchy touch-up over a strong colour is rejected at check-out.

It protects your security deposit

## End-of-Tenancy Painting Questions

How much notice do you need before my move-out date?+

Ideally 3–5 days, but we regularly turn around end-of-tenancy repaints faster than that. Send photos or a video on WhatsApp and we'll quote within 24 hours, then slot the work — including weekends or consecutive days — so it finishes before your check-out and key return. Tell us the hard deadline and we plan backwards from it.

Do you match the original landlord colour and revert accent walls?+

Yes. The standard at handover is the landlord's neutral white at a uniform sheen across every room. Bold, dark or accent walls are primed correctly and given the coats needed so the old colour doesn't ghost through — that reversal is the part a cheap touch-up gets wrong and an agent rejects.

Can you repaint while the unit is still furnished, or does it need to be empty?+

Either works. An empty unit is fastest, but we routinely repaint around remaining furniture — masking, sheeting and moving lighter items, then repositioning them. If your move-out and the repaint overlap, tell us and we sequence room by room around it.

Will it smell or be dusty for the next tenant or the handover inspection?+

We use low-odour paint as standard and ventilate as we go, so a unit is presentable for an inspection or the incoming tenant shortly after we finish — typically same or next day. Fill dust is sanded and cleaned up before the final coat, not left for the next person.

Who pays — me or the landlord — and can you invoice my agent directly?+
