STC (Sound Transmission Class) values are typical industry estimates for assemblies with plaster both sides. Actual performance depends on mortar joints, penetrations, and edge sealing. We confirm specifications against the project's structural and acoustic requirements before quote sign-off.

## Structural Block Work, Engineer-Reviewed and DM-Approved

Anything load-bearing, anything on the boundary, anything that changes the exterior — needs Dubai Municipality approval. We don't treat that as a hurdle to avoid. We treat it as part of the scope. Drawings, structural notes, and submission are handled on your behalf so the wall you get is the wall the building is allowed to have.

Load-Bearing Changes

Removing or adding a load-bearing wall changes how forces travel through the structure. Engineer review, beam sizing, and DM approval are non-negotiable. We file the paperwork.

Lintel Calculations

Every opening — door, window, hatch — gets a lintel sized for its span and load. Pre-cast for standard openings, cast-in-place for wide spans or unusual loads.

Bond Beams & Continuity

Horizontal bond beams at the top of structural walls tie the wall to the slab above. Without them, walls can shift under load. We pour or place them as standard.

Vertical Rebar in Cores

Vertical rebar in filled cores at corners, openings, and wall ends — sized to the engineer's spec and tied into footings. Especially critical on boundary walls over 2.4 m.

Exterior & Boundary Approvals

Boundary walls, compound walls, and any exterior modification fall under DM permitting. We prepare the application, drawings, and structural notes — and follow it through to issued permit.

## Walls That Earn Their Keep — in Summer and at 11pm

Two things separate a well-built wall from a wall that just stands up: how it handles UAE summer heat, and how it handles sound between rooms or between units. Block selection drives both.

Thermal — Cutting AC Load in UAE Summers

In a UAE summer, the western and southern external walls of a villa absorb hours of direct sun. The wrong block turns that heat straight into AC load. AAC blocks are denser with air pockets and dramatically slow heat transfer compared to hollow concrete.

Sound — Living Wall-to-Wall in Apartments & Townhouses

Hollow block is fine for a study or a bedroom on the same unit. It is not fine as the wall between you and your neighbour's living room. For inter-unit walls in apartments, townhouse strips, and party walls, we use 200 mm solid block or a double-skin cavity assembly.

## Block Work Questions, Honestly Answered

Do gated communities like Emirates Hills or Arabian Ranches need their own approvals for boundary or extension block work?+

Yes. Gated communities — Emirates Hills, Arabian Ranches, Al Barari, Jumeirah Islands, The Springs and Meadows, Dubai Hills Estate — each have their own community-level approval process on top of the Dubai Municipality NOC. Typically that means submitting your drawings to the master-community's design committee for visual / setback / boundary-height compliance before DM will release the permit. We file both applications on your behalf, coordinate any revisions, and respect each community's working-hours and waste-removal rules during the build. Ramadan reduced hours apply across all of them.

How much does a typical boundary wall or partition cost in Dubai?+

Internal partition walls (single-skin hollow block, plaster-ready) typically range AED 220–420/sqm supply-and-install for villas in Mirdif, Arabian Ranches, and Jumeirah. Solid concrete block for inter-unit sound walls (200mm) ranges AED 420–550/sqm. Villa-compound boundary walls (reinforced, plastered, capped) range AED 650–950/sqm depending on height, reinforcement spec, and decorative finish. AAC blocks add roughly 15–20% on top of hollow-block pricing but lighten the slab load on upper floors.

Do I need DM approval to add or remove a wall?+

It depends on what the wall does. A non-load-bearing internal partition usually doesn't require Dubai Municipality approval — but any load-bearing wall, any change to the building exterior, and any boundary wall does. We handle that determination during the free site visit and file the approval on your behalf where it's needed. The short version: if we say it needs approval, we do the paperwork; you don't chase it.

What's the difference between AAC and hollow block?+

AAC (autoclaved aerated concrete) is a lightweight block full of trapped air bubbles — it's thermally insulating, quite soft to cut, and significantly lighter than concrete block. Hollow concrete block is the standard UAE block: heavier, denser, with hollow cores. AAC is ideal for top-floor walls (slab load matters), hot-side villa walls (thermal), and partitions in lighter-weight applications. Hollow block is standard for most internal partitions and boundary walls. We recommend the right one for your specific wall, not a one-size-fits-all default.

How long does an internal partition wall take?+

A standard internal partition wall in a typical villa or apartment takes around 2 to 4 days for the block work itself, plus drying time before plaster. A larger scope — say, carving a new en-suite into a master bedroom — can take 1 to 2 weeks once you add the door framing, lintels, and tie-ins. Your fixed-price quote includes a clear timeline with daily milestones, scheduled to start on a date that suits you.

Can you do load-bearing structural work?+

Yes. Load-bearing block work — including new structural walls, columns, piers, and lintels — is part of our scope. It's engineer-reviewed before quote, executed with Type-S mortar and rebar to spec, and submitted for DM approval where required. We don't take on structural work informally; everything is documented and signed off properly so it stands up to inspection and to time.

Will the new wall need a lintel for the doorway?+

Yes — every opening in a block wall needs a lintel above it to carry the load from the courses above. For standard doorways (under 1.2 m wide), we use pre-cast concrete lintels with proper bearing length on each side. For wider openings or load-bearing walls, we may cast in place with rebar sized to the span. The lintel detail is included in the quote — never assumed and never skipped.

How thick should an inter-unit sound wall be?+

For apartment-to-apartment or townhouse party walls, 200 mm solid concrete block is our baseline — that gets you a solid acoustic separation for most everyday noise. For premium spaces (home cinemas, music rooms, or where you want to genuinely not hear the neighbour's TV), a 250–300 mm double-skin cavity wall with insulation in the gap is the right call. We discuss what you want to achieve acoustically during the site visit and spec accordingly.

Can you build boundary / compound walls?+

Yes, this is one of our most common scopes. Boundary walls are subject to Dubai Municipality regulations on height, setback, and visual finish — and they need reinforcement because they're freestanding. We use solid or hollow block with vertical rebar in filled cores, horizontal bond beams, and an exterior plaster render. Decorative caps, gate piers, and lighting conduits can be built in. DM approval is filed on your behalf for any new or replacement boundary wall.

Do you handle the plaster after, or just the block?+

We do both. Most clients want the wall handed over plaster-ready or fully plastered and painted — both are options. If you're using a separate plastering team, we make sure the block leaves us plumb, level, and flush so they're not fighting our work. If you want a single point of contact, we take it through plaster, paint, and snagging.

Will the new block wall be handed over ready for plaster and paint?+
